816 Congress

AUSTIN, TEXAS

Recognized as the 2025 ULI Impact Award for Best Public Space, 816 Congress is located on Congress Avenue just two blocks from the Texas State Capitol. Part of a larger building repositioning, the new plaza faces a highly exposed and prominent corner downtown that experiences a high volume of pedestrian traffic on a daily basis. The original space was dark and uninviting, and its circulation and accessibility challenges prevented it from becoming an active and engaging public space.

In addition to a brighter and more open lobby experience, the majority of the ground floor was transformed to feature more retail and restaurant opportunities as part of the office tower’s renovation. Activating and drawing users into the space was key to the design process. New amenities include a streetscape pocket patio (Phase 2), outdoor dining areas, and flex work lounge space. Updated grading, access points, and pedestrian circulation through the space promote universal accessibility and allow people to enter the plaza from both Congress Avenue and 9th Street.

The design’s emphasis on visibility and connectivity, infused with hospitality-inspired details, will ensure this plaza supports the vibrant public realm of Austin’s central downtown corridor.
