ULI has featured dwg. project, The Denizen, as one of their project case studies. ULI Case Studies showcase innovative approaches and best practices in real estate and urban development by providing a wide range of information on a variety of development project types in a searchable format.
This multifamily project, owned by Momark Development, is a model for exceptionally smart and well planned urban infill. The landscape and approach to water-use reduction are central to the project’s success.
Open space assets are threaded together linking thoughtful amenity spaces including a community garden, numerous rain gardens throughout the site, a central amenity area with a swimming pool and a lawn, and a retention basin that also serves as an amphitheater for special events. All units offer either yards or balconies facing an amenity area and views of the downtown Austin skyline.
The emphasis on connectivity creates a truly unique development that challenges convention and embraces the vibe of South Austin. A series of linear rain gardens serve as a sustainable function as well as a visual amenity and all significant trees were preserved on site.
dwg. is extremely proud to have served as planner and landscape architect for this exceptional development.
This project was the recipient of a 2015 Texas ASLA Merit Award.
